Housing – guidance for landlords
Landlord and tenant agreements
If you own a property and want to let it out, it is recommended that you draw up an agreement between yourself as the landlord and the tenant. This will protect you if your tenant fails to pay rent, or if any damage is caused to your property. For more information on landlord tenant agreements visit the Direct Gov web pages on buying, selling and renting a home.
Inspecting houses in multiple occupation
Houses in multiple occupation are divided into self-contained flats or bed sits.
The local authority has a duty to inspect all such houses in their area and inspected on a regular basis. Local councils inspect properties before sending a report to the owners of the building, with a list of fire and safety requirements such as installation of a automatic fire detection system and escape routes.
For more information about visits to houses in multiple occupation contact your local council or see their website: district and borough councils.
